Signs you have a drainage problem
Spotting the early signs saves money. Each of these symptoms is a reason to call a qualified engineer before it becomes an emergency.
⚠️ Slow-draining sinks, baths or showers
Early warning. Easier to clear at this stage. Usually hair, soap-scum, or FOG. £95 inc VAT typical.
⚠️ Gurgling sounds from drains when other plumbing is used
Air being pulled past a partial blockage. The system is fighting itself. Don't ignore.
⚠️ Sewage smells inside the property
Failed waste seal, dried-out trap, or a venting problem. Sometimes a partial blockage in the soil stack.
⚠️ Manhole or inspection chamber overflowing
Critical, the run between your property and the public sewer is blocked or collapsed. Same-day response needed.
⚠️ Sewage backing up into the lowest fixture (basement WC, ground-floor shower)
Severe blockage downstream. Don't flush anything until cleared, you'll worsen the backup.
⚠️ Lush green patch of grass over a drain run
Often indicates a leaking drain irrigating the soil. CCTV survey to locate the defect before subsidence becomes the next problem.
⚠️ Repeated blockages in the same drain
There's a structural defect, dropped joint, fracture, root ingress. Clearing alone won't fix it. CCTV needed.
⚠️ Recent subsidence or cracking near drain runs
Could be cause or effect of a drainage failure. Insurance-grade investigation often warranted.

Drainage in London: what makes it different.
London's drainage infrastructure is uniquely complex and our engineers know it intimately.
Victorian sewers. Much of central London still uses the original Bazalgette-era sewer network from the 1860s. Egg-shaped brick combined sewers (foul + surface water) running under streets and gardens. Repair requires specialist methods.
Combined vs separated systems. Most inner London is on a combined system (rain + foul in one pipe). Outer London (1930s+) typically has separated systems. This affects how blockages and surcharges manifest, and what insurers will and won't cover.
Build-overs and extensions. Building over or near a public sewer requires a Build-Over Agreement from Thames Water. We provide the CCTV survey and structural report needed for consent.
